Home Inspection Services

The following is part of a standard home inspection:

Interior:

  • Foundation walls, basement floor, posts, and beams
  • Waterproofing, moisture penetration, wood rot, etc.
  • Electrical service and wiring
  • Plumbing supply, waste drainage, and fixtures
  • Heating, air conditioning (summer only), and ventilation
  • Floors, walls, ceilings, doors, and windows
  • Attic insulation and ventilation
 

Exterior:

  • Slope, grading, and drainage of the property
  • Foundation and exterior walls
  • Porches and decks
  • Windows, doors, headers, and sills
  • Fascia, soffits, and eaves troughs
  • Garage and/or carport

Typically a home inspection takes 3 to 4 hours and includes a visual examination of all the major systems such as roofing, structural, exterior and interior finishes, electrical, heating/air conditioning, insulation, plumbing and related components.

A professional home inspection does not include appraisal, exact quotations for repairs, noncompliance with building codes requirements, and is not intended to provide guarantees or warranties.

Home buyer’s pre-closing inspection

The home inspection is performed prior to closing on either a new or existing home. The inspection details components and systems in the home and includes a written report accompanied by digital photos outlining safety, health concerns and the current condition of the home. The report gives the buyer the information required to make the best decision possible.

Home seller’s pre-listing inspection

The home inspection is performed prior to listing or selling the home and details concerns for the current owner. The home owner can now address these concerns prior to selling. A pre-listing home inspection helps to inspire confidence in prospective buyers regarding the condition of the home. The inspection will reduce time spent in contract negotiation, because, an unbiased and independent home inspector has inspected the home’s components and systems.

New home builder’s warranty inspection

The home inspection will assist the new home owner with the Ontario New Home Warranty Program. The report will detail all components and systems in the home and be accompanied by digital photos. The owner now has the information required to address all deficiencies, both material and workmanship.
